Mantri Realty gets approval for 44 acres IT Park at Nagpur | INRnews
Location is the key to everything and the SEZ is close to MINHAN. The Multi-modal International Hub Airport at Nagpur (MIHAN) MINHAN is strategic to the growth of Nagpur city. The Government of Maharashtra has taken the initiative of setting up a world class Multi-modal International Hub Airport at Nagpur. Integrated with the development of MIHAN, the master plan of the project consist of a Special Economic Zone comprising of an Information Technology City, Health City, a Captive Power Plant and other Manufacturing and Value Added units. The project will be supported with world-class infrastructure to make it an ideal place for international operations. It is spread over 4025 hectares of land and is expected to generate 1, 00,000 jobs. Hence there is the strategic importance of the SEZ near MINHAN.
To begin with the company would be consuming 40 lakh sq ft for the IT Park and 2 lakh sq ft for the shopping area. The second phase is yet to be decided. The combination of IT Park with a shopping complex next door would be ready within two years.
“Rental costs are most critical for IT and Nagpur gives an IT company reasonable rates and local talent. We believe job opportunities for the local population will transform the economy of Nagpur. For the next wave of IT growth it has to be cities like Nagpur- not the Mumbai’s and Bangalore’s of India”, said Sunil Mantri, Chairman Mantri Realty.
At Nagpur the prices are still reasonable for residential complexes as well as official complexes in comparison with other cities like Pune, Mumbai, Bangalore and Hyderabad which house IT – centric companies.
The effort is to combine all the amenities of an IT Park with eco –friendliness. Smaller, punched windows with double glazed windows will cut out the short wave radiation from the sun leading to less air conditioning usage. Small but significant measures like minimum openings in wall on the maximum sunlight area like the South West Façade also help.
The IT Park would have a green belt that will have less hard paving and will have native and indigenous species in the landscape. The landscaped gardens will use recycled water.
In keeping with the IT/ITES ambience, the project uses fresh, energetic colours like lemon and mint and has non-conventional architecture. However, the ancient principles of Vaastu has been applied to design the buildings too. The IT Park would have all amenities like a grand entrance foyer , designer lift lobbies, reception, security, service areas, glass lifts and a contemporary corporate ambience.
The landscaping would give a corporate look and the complex has a hidden car park that has a ratio of 1 car per 525 sq ft. The IT Park can house 7425 cars at a go. The energy and vibrancy would be re-enforced by the food courts, swimming pool, club house, amphitheatre and the use of lights, sculptures, water cascades etc. The options to eat out and party; the pathways surrounded by landscaped plants, option to relax at the gym, chill at the café, party at the lawn, play indoor games at the recreation area all point to IT professionals getting the same pampering that they do at Mumbai or other metro cities.
