Real estate prices rise in Pune - IT sector drives increase in areas near Hinjewadi

Pune, September 26, 2006: Real estate services firm Cushman Wakefield has reported that real estate prices in Pune have risen by 10-25% in a year overall and by as much as 50-70% in select areas. Growth of the IT/ITES sector has been driving up prices particularly in areas near the Hinjewadi IT park.

Citigroup to invest in Indian real estate

Citigroup Property Investors will partner with Gera Development in a $125 million real estate project in Pune. The residential development would include construction of 600 apartments, a country club and a hotel according to Rohit Gera, executive director of Gera Development. The project will be completed in four years time.

Prime Property acquires real estate in Mumbai and Pune

Prime Property Development Corp has purchased real estate in Mumbai and Pune that it hopes to develop commercially.

The Mumbai property on SV Road, Goregaon, can be developed into 35,000 sq.ft. of retail space, while the Pune property in Pimpri-Chinchwad can be developed into a retail and hospitality destination covering more than 400,000 sq.ft. of space.

Pune transportation move to LNG proving painful

Pune needs more LNG filling stations. 15,000 vehicles that are today running on gas have only five filling stations to meet their refilling needs. The result is enormous queues, frayed tempers and diminishing enthusiasm for going green. Fingers point to government delays in approval of new filling stations with red tape being longer than the queues. Also the requirement of stations to have a minimum space of 10,000 sq.ft is proving difficult to achieve given the acute shortage of available real estate within the city centre. The local govt. has to do more and quickly if Pune is to redeem itself as an erstwhile green lung.

Belgian firms look to invest in Pune

Pune can expect close to 20 million euros in Belgian investments, very soon. According to Herman Merckx, the Consul General of Belgium, Pune ranks as a favourite destination because of its industrial strengths, educational facilities and reputation as a major IT centre. Chief among the Belgian companies expanding in Pune are Bekaert, Reynaers India and food processing firms.

Tech Mahindra to set up software development centre in Pune

Tech Mahindra, a joint venture between M&M and British Telecom, plans to set up a 10,000-seat development centre at the Infotech Park in Hinjewadi. 25 acres of land have already been leased from the Maharashtra Industrial Development Corporation (MIDC) for this purpose. The company expects to spend Rs. 198 crore towards development of the first phase of the four-year project. Tech Mahindra is also looking at new software development centres in SEZs in Chandigarh and Kolkata.

General Motors to locate new plant in Maharashtra

American auto giant General Motors is to locate its second plant in India in Maharashtra. The company is to sign an MOU with the Maharashtra Government soon. The plant is believed to be at the Talegaon Industrial Estate and MIDC has reserved a 300 acre site for GM. The location choice is based on the availability of skilled workforce in the Pune area and the existence of other auto and auto ancillary facilities in the region.

Pune real estate appreciates rapidly

Pune real estate appreciates 30% in one year. People are rushing in to book apartments that will not be ready for possession even upto two years.Supply is however running dry on the eastern side in areas like Viman Nagar where they stand at rupees 2000-2500/ sq ft as compared to rupees 1300 - 1800/ square foot a year back and can go as high as rupees 4000 in Kalyani Nagar. On the west, in places like Aundh, Baner, prices are between rupees 1900 - 2400/ sq ft. These prices were at rupees 1400 - 1800/sq ft till one year back.
