Flextronics launches industrial park in Chennai | INRnews

Chennai, November 04, 2006 - Flextronics (NASDAQ: FLEX), a Singapore-based contract electronics manufacturer, announced that it has expanded its presence in India through the first phase completion of its planned eight million square foot industrial park in Chennai. Hyundai and suppliers to invest $1.5 billion in India

Notified SEZs at Siruseri near Chennai and at Indore in Madhya Pradesh

Hexaware's 11-hectare information technology Special Economic Zone (SEZ) at Siruseri near Chennai, has been notified. Another SEZ for Medicaps covering an area of 12.25 hectares at Indore in Madhya Pradesh has also been notified. This takes the number of notified SEZs to a total of 22. Tamil Nadu govt to build satellite town on 30,000 acres near Chennai

The Tamil Nadu govt is planning to acquire 30,000 acres of land for a satellite township in the outskirts of Chennai. According to the Chief Minister, Mr. Karunanidhi, land for the town has already been identified and will be purchased at the prevailing market rate. The sprawling estate is located near Chennai, south of the Vandalur-Kelambakkam road. Currently only 13,000 families inhabit the proposed site area.

Perambur to get a Vidya Mandir school, sale of township apartments to begin

Kalpathi Properties, the real estate arm of SSI Ltd., has tied up with city based Bala Vidya Mandir, Gandhinagar, Adayar one of the leading schools in Chennai, to set up a primary and high school in the 5,000 apartment township that is coming up on the erstwhile Binny Mills property in Perambur, North Madras. Israeli companies to invest in Indian real estate starting with Chennai

Two Israeli companies, The IDB Group's subsidiary company Property & Building and Electra Real Estate are to form a JV to invest $100 million in the Indian real estate and property market. The JV will focus on the construction of thousands of residential units as well as commercial and office space in Chennai and other areas. While the two companies will hold 45% stake each, a third Israeli company will hold the remaining 10%.

Chennai Metro Rail Project may be partly funded by Central Govt

Union Minister Mr. Jaipal Reddy said the central govt. could provide up to 20% of the cost of an infrastructure project as viability gap funding. Regus to open serviced offices in Chennai

The Regus Group, a leading serviced office provider globally, plans to open a serviced office in 35,000 sq. ft. leased at Citi Centre in Chennai. 80 offices would be built on the premises and can seat 350 people. The serviced office is expected to open in September. Regus already has five serviced offices in India on a total space of 170,000 sq. ft.

Taj GVK group to develop three new hotels

The Taj GVK group is progressing plans to develop three new five star hotels one each in Chennai, Bangalore and Hyderabad. The 125-room Chennai hotel already under development is likely to be completed by March 2007. The 189-room hotel in Hyderabad is likely to be ready by 2008. Taj GVK is also to acquire land for the Bangalore hotel.

RR Industries to set up a 2.2 million sq ft IT Park in Chennai

RR Industries is to set up a 2.2 million sq ft IT park, RR Skyline, in the Ambattur industrial estate in Chennai. The IT park is planned on a 10 acre plot and is expected to fetch a lease rental of Rs. 50 per sq ft. The entire investment of Rs. 510 crore is to be financed by a mixture of debt (Rs. 275 crore) and equity (Rs. 160 crore). The project is slated to be completed by September 2007. RR Industries has previously developed IT facilities in the Guindy Industrial Estate in Chennai.

TCS to open $150 million facility in Chennai by end of year

Information technology major, Tata Consultancy Services, is to open a $150 million IT facility in Chennai by the fourth quarter of this year according to news reports. The facility is coming up in Siruseri Industrial Park on over 75 acres of land. The first phase with a seating capacity of 3,500 is likely to be ready by the end of the year while the second phase expected by the second quarter of next year will create a seating capacity for over 20,000 people. TCS employs over 14,000 people in Chennai and services over 20 of its top 30 clients from Chennai.

Sustained boom in Indian realty sector

Real Estate prices in India have been on a tear in the last one year. According to Knight Frank India, prices for A Grade properties have increased significantly. In Mumbai residential rates have moved up from Rs. 17,000 to Rs. 30,000 a sq. ft., while for commercial property the rates have gone up from Rs. 11,000 to Rs.29,000.  Delhi has seen residential prices move up from Rs. 10,000 to Rs. 25,000 a sq. ft. and commercial property go from Rs. 8,500 to Rs. 16,000. Chennai has moved up from Rs. 3,500 to Rs. 3,600 for residential property and Rs. 4,000 to Rs. 4,500 for Commercial Property while Bangalore residential property has moved up from Rs. 4,000 to Rs. 4,800 a sq. ft. while commercial property has moved up from Rs. 3,500 to Rs. 6,000 a sq. ft.

Chennai's IT Corridor in the news again

India's Minister of Communications and IT, Mr. Dayanidhi Maran, has said that he would like to see Chennai's "IT Corridor" extended all the way to Mahabalipuram. Speaking to reporters at SIPCOT's Siruseri IT Park, Mr. Maran said the extension would help as land prices have spiralled out of control on the first stretch of the IT corridor up to Siruseri. There is also a need for Chennai to learn from experiences in Bangalore and provide housing near the IT Corridor.

Ozone Group, a leading property developer from Bangalore, recently announced the biggest property deal in Chennai through the acquisition of 43 acres of land in the city. Satyam to invest Rs.40 crore in new 50 acre facility on the IT Corridor in Chennai

IT consulting major Satyam Computer Services is likely to start the construction work for the first phase of its facility on the Old Mahabalipuram Road (OMR), the IT corridor of Chennai, in the next few months. The company is waiting for the Tamil Nadu government to formally handover land. The state government is reported to have allotted 50 acres of land on the OMR to Satyam. Satyam plans to take up the construction of its facility over three phases and is likely to invest Rs 30 crore to Rs 40 crore in the first phase, which will be completed in 12 months from the commencement of construction.

TCS to invest Rs 668 crore in new Chennai facility at Siruseri on the IT Corridor

Tata Consultancy Services (TCS) is setting up its largest facility in Chennai at an investment of $150 million (about Rs 668 crore). The facility will come up on 75-80 acres of land at the Siruseri Industrial Park on the IT corridor of Chennai. The IT corridor is home to large campuses of other IT majors Wipro and Infosys amongst others. Real estate prices on the Old Mahabalipuram road have gone through the roof due to high demand by IT majors to establish their campuses on this stretch dubbed the "IT corridor" or "IT Highway".

Chennai property sold for Rs. 110 crores

Best & Crompton’s 56-ground prime property, "Beacon House", off the upmarket Cenotaph Road in Nandhanam, has been reportedly picked up by Sterling Infotech Group’s C Sivasankaran along with True Value Homes for an estimated Rs 100 crore to Rs 110 crore.

True Value Homes could launch a high-end upmarket residential complex priced at Rs.6,000 to Rs.7,000 per sq. ft. given the property’s proximity to the Boat Club area where prices are in the Rs 10,000 per sq. ft range.
