India SEZ development - Ministry seeks to plug loopholes

The Indian Commerce Ministry to specify the size of residential and retail components of SEZs that are available for tax sops in a move aimed at preventing SEZ incentives from being exploited for real estate windfall gains.

Such a move can put a dent in the plans of those seeking to make a quick buck from land allocation for SEZ projects. A lot of concern has been expressed on the method and size of land allocation, social consequences of land acquisition, and loss of revenue from financial incentives provided to SEZ.

The Board of Approval (BoA) that decides on SEZ applications is likely to finalise guidelines in its Sep 21 meeting. The BOA will consult with various ministries as well as SEZ developers and is expected to take a close look at the social and commercial infrastructure of SEZs that are eligible for tax incentives.

Establishing Textile specific SEZ/Pharmaceutical specific SEZ/Multi-product SEZ between Srikalahasthi & Pichatur.

Srikalahasthi To Pichatur (44K.M) in the eastern parts of Chittoor district mostly falls in K.V.B.Puram Mandal and is ideally suited for establishing Textile specific SEZ/Pharmaceutical specific SEZ/Multi product SEZ suitable for I.T.Parks/B.T.Parks/Leather parks/Foreign
private universities etc., This area has already three industries running successfully. The sub soils are suited for undertaking construction activity in a large scale.

Srikalahasthi To Pichatur is considered strategic in view of it's proximity to Tirupati which is fast graduating into a metropolitan city and a preferred N.R.I. destination . The distance between Srikalahasthi to Chennai is 104 K.M.
via Pichatur &Voothukottai. Renigunta airport which is being developed as an international airport with cargo handling &night landing facilities is just 25 km via Kailasagiri reservoir &Musilipedu.

The ideal locations for establishing SEZs are
(1)The area located on the western side of Pichatur road from Kothakandriga to M.A.Rajulakandriga. This site will have the advantage of mountain ranges on it's west, pichatur road on the east and the approximate
area would be 8000 acres.This is ideally suited for Textile specific SEZ.
(2)M.A. Rajulakandriga to Pichatur comprising about 18 gram panchayaths is ideally suited for Pharmacuetical specific SEZ and the approximate area would be around 18000 acres.
&(3)The entire area located between Kothakandriga cross(Thottambedu Mandal) To Kothakandriga cross Via Anjuru,D.V.Kandriga,Rangaiahgunta,M.A.Rajulakandriga,Ragigunta,Kovanoor cross etc., .This location is spred in about 12 grampanchayaths namely Chittathoor,pavanivari
Kandriga,Angericheruvu,Sooramala,Guntipedu,Bramhanapalli,Kovanoor,Kandluru,Ragigunta, Rangaiahgunta, M.A.Rajulakandriga&Matham in Thottambedu & KVB.Puram mandal and the total area is approximately 15000 acres.
This location is ideally suited for a Multi product SEZ.
All the three locations are abundant in ground water reserves and have the advantage of Kalangi reservoir, Kailasagiri reservoir and the various P.W.D. Tanks in K.V.B. Puram Mandal. Telugu Ganga project &
GNSS phase II pass through this area. All the three locations are well connected to national highways/Railways and are with in 30-50 K.M from
Tirupati and 60-90 K.M. from Chennai city Via Voothukottai.
